As a landlord, it is your legal obligation to ensure the safety of gas fittings and flues within your properties.

This involves:

  • Maintaining gas fittings and flues in a safe condition, as per manufacturer’s instructions.
  • Conducting annual safety checks on each gas appliance/flue by a registered Gas Installer (RGI).
  • Ensuring these safety checks are performed within one year before the start of a new lease, unless the appliances are newly installed.
  • Employing RGII registered engineers for all installation, maintenance, and safety checks.
  • Keeping records of each safety check for at least two years.
  • Providing existing tenants with a copy of the latest safety check record within 28 days of completion, and providing new tenants with this record before they move in.
